SinoGulf launches International Tower

SinoGulf Real Estate Investments officially launched the “International Tower” project in the second day of Cityscape Abu Dhabi and in the presence of the company representatives, their partners EastGate Capital Group, the financing banks of the project, and many consultants and specialists in the real estate sector in the Emirate of Abu Dhabi.

Andrew Clout, Managing Director of SinoGulf said, “It is a hard won achievement to see International Tower as the first completed launched tower in the district. We are pleased with the market reaction towards this project, as currently SinoGulf reached advanced stages of negotiations with various government entities and international companies to lease space of 25 thousand square meters about 60% of the total office space for lease. We expect strong take-up over the next 12 months”.

The 41,000 sqm GFA Grade A commercial tower, developed by SinoGulf Real Estate Investments and Eastgate Capital Group with Shariah compliant debt financing provided by ADNIF, is now complete and ready for occupation with all regulatory approvals secured.

The Taking Over Certificate was issued by the project’s architect Woods Bagot to the main contractor Group 3 Engineers Contractors LLC making International Tower the first tower to be completed within the Capital Centre Master Plan. International Tower is now immediately available for occupation and tenant fit outs.

International Tower is a LEED® RATED tower providing true international grade “A” specification, including an impressive triple height entrance lobby, 12x24 person high speed lifts, ground floor retail, seven levels of car parking exceeding government parking requirements and serviced with their own elevators.

International Tower has efficient rectangular floor plates of 1,700 and 1,750 sqm, with an occupancy density of up to 1 person per 8.5 sqm, which is the most efficient in the Abu Dhabi market, a 2.7m finished floor to ceiling height with a capacity for 150 mm raised access floors. The full height glazing provides magnificent views over ADNEC, Capital Gate to the south west and the embassy district and Abu Dhabi City to the north. International Tower offers excellent road access from ADNEC to other Abu Dhabi business districts, Abu Dhabi Airport and Dubai via Khaleej Al Arabi and Sheikh Rashed street also known as Airport Road.

On the other hand, SinoGulf and their partners EastGate Capital Group have just launched the award winning residential tower, Capital House, adjacent to International Tower and which expected to be completed by the end of 2013. The contract was awarded to Ali & Sons contracting, and designed by Maisam Architects and Engineers. The tower comprises 22 floors, offering 332 one and two-bedroom apartments. Other amenities include a swimming pool and gymnasium. The building will also have 418 parking spaces at basement and podium levels and a retail area of approximately 600 sqm.
