Detailed location analysis is our primary selection methodology, this includes; macro-economic, governmental, ingress and egress, infrastructure and utility provision, regional and local supply/demand and a site-specific efficiency and comparable review.
Exit potential is however always of key concern. The ability to compress yield and demand low cap rates on exit, is driven largely by the quality of tenants. This fact determines the specification of build. Balancing capital requirements to exit potential is a key investment consideration and strategy.
